Resume and History

The following is a history and resume of my professional experience:


I started my career as a CPA in Miami, Florida, working for one of the big six (now big 4) tax and accounting firms (Price Waterhouse Coopers). My area of specialization was real estate developers and contractors, doing auditing and tax work. I transferred to Tampa, ultimately starting my own practice, again specializing in these industries. At that time, I began investing myself in real estate for both the investment potential and the tax shelter. I have owned and operated office buildings, apartments, condos and rental houses, a mobile home park, retail centers and farms, as well as vacant land investments. I also have developed most of these types of investments as well.


For a number of years I focused primarily on development and let other people handle the construction, but when I began to develop more office buildings I came to realize that I lost an element of control by not doing construction myself, and that if I did the construction I was better able to manage costs and control timing of the projects. It also improved the marketing efforts on the projects, so I got my contractor license and began to do contracting of my own developments as well. I have done construction on almost every project that I have developed, and since 2000 have done all of the construction on all projects I developed.


When commercial markets slowed in 2009 - 2010, I began doing primarily residential work, including building homes (in Vero Beach, Florida) and doing remodeling and additions to high end condominiums (in Sarasota, Florida), ultimately preparing to develop office buildings when the market recovered to the point where it was profitable to do so. While I have done a lot of residential development, I much prefer commercial development and have a great deal of experience in it and am moving fully towards the development of office products again.

• North Village Professional Center - Ehrlich Road, Tampa, Florida - a 32,000 SF office complex

• Village French Quarter Shopping Center -N. Dale Mabry Hwy, Tampa, Florida - 27,000 SF strip shopping center on North Dale Mabry Hwy

• Greens of Carrollwood Apartments - Ehrlich Road, Tampa, Florida - a luxury apartment and townhouse complex on the Carrollwood Village Golf Course

• Grand Plaza Retail and Office Complex - N. Dale Mabry Highway, Tampa, Florida - a 240,000 SF retail and office complex on North Dale Mabry Hwy in Tampa • Lincoln Garden - Busch Boulevard, Tampa, Florida - a 73,000 SF office complex purchased at auction and redeveloped, located on Busch Blvd, Tampa.

• Crown Pointe Professional Center - Linebaugh Avenue, Tampa, Florida- a 41,000 SF office development

• Van Dyke Professional Center – Van Dyke Road, Tampa, Florida – a 18,000 SF office development

• Sun Lake Professional Center – North Dale Mabry Hwy, Tampa, Florida – a 73,000 SF office development

• Veterans Professional Center – Linebaugh Avenue, Tampa, Florida – a 57,000 SF office complex

• Westchase Professional Centers - Westchase, Tampa, Florida – developed four separate office

developments in Westchase subdivision, totaling 112,500 SF

• Seven Oaks Professional Centers – Wesley Chapel, Florida – developed four separate office developments in the Seven Oaks area of Wesley Chapel, totaling approximately 300,000 SF

• Tampa Telecom Professional Park – developed an office site for approximately 70,000 SF of office space in Temple Terrace, Florida.

• State Road 54 Corridor, Land of Lakes, Fl – developed three separate office projects along this southern Pasco County corridor, totaling approximately 200,000 SF of office space

• Foundation Park Professional Center, Fruitville Road, Sarasota, Fl – developed the first phase of a 27,000 SF office project. 

• North Village Professional Center, Lutz, Fl – developed a 25,000 SF office project on North Dale Mabry Hwy in Lutz. The park is sold out.

• Collier Professional Park, Land O’ Lakes, Fl- developed a 41,000 SF office park on Collier Parkway in Land O’ Lakes. The park is sold out

• Bloomingdale Ridge Professional Park, Riverview, Fl – developed a 26,000 SF office park on Hwy 301 in Riverview, Fl. The park is sold out.

- Lutz 54 Professional Park , Lutz , Fl - currently in permitting for a 18,200 SF office park in Lutz , FL

- Lutz Lake Farn Professional Park - currently in permitting for a 20,000 SF office park in Lutz , FL

- Geraci Professional Park - currently in permitting for a 10,000 SR office park in Lutz , FL


I am the sole developer on all of these projects. In developing these projects, I did land and site development as well as doing all construction on some 300 individual office buildings. I have not listed any residential projects as they are much smaller in scope and I really do not intend to continue any residential activity.


I have constructed well over 300 office buildings in these parks for virtually every kind of occupancy imaginable. I am heavily experienced in developing medical and especially dental buildings, both general practice and specialties, and can assist buyers in making the transition to property owner a smooth and exciting one.


In addition to the identified commercial projects above, I have done commercial property management and maintenance, including repairs and remodels of existing properties.
